The Garland Building was built in 1914 and has established itself among the premier office buildings in the heart of Millennium Park Neighborhood within Chicago's Loop (CBD). Historically, the building has enjoyed extremely high occupancy rates with stable long-term tenants like doctors, medical professionals, lawyers, non-profits and financial firms.

In 2005, the developer identified The Garland Building as an ideal candidate for a condominium conversion because of its physical attributes, tenancy, and location. After a short entitlement period, the building was subdivided and brought to the market as one of the first office condominium projects in downtown Chicago.

The project was a success as all of the +170 Units were sold. Certain units may become available and sold directly by individual unit owners.
